What is a homeowner's association?

The homeowners association is a non-profit corporation registered with the state and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: Declaration of Covenants, Conditions & Restrictions; Bylaws; and Articles of Incorporation. These governing legal documents for the association may be viewed online within this web site. The corporation is financially supported by all members of the homeowners association. Membership is both automatic and mandatory.

What is a 'common area'?

Any area of improved real property intented for shared used by the members of the association, i.e, clubhouse, playgrounds, parks.  


What is the Board of Directors?

The Homeowner's Association is a corporation and therefore a governing body that is required to oversee its business. The Board of Directors is elected by the homeowners, or as otherwise specified in the Bylaws. The limitation and restrictions of the powers of the Board of Directors is outlined in the Association governing documents found within this website.


What is the Declaration of Covenants, Conditions & Restrictions?

The Declaration of Covenants, Conditions and Restrictions (Declaration) sets up the guidelines for the operation of the planned community as a non-profit corporation. The Declaration was recorded by the Mecklenburg County recorder's office and is included in the title to your property. The Declaration may be viewed in the governing documents section within this website.

What are the Bylaws?

The Bylaws are the guidelines for the operation of the Homeowners Association, operating as a non-profit corporation. The Bylaws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a business. The Bylaws for the association may be viewed in the governing documents section within this website.

When are HOA Board Meetings?
Board meetings are held monthly and are typically held in the clubhouse. Meeting times are posted on the homepage calendar.  

Am I allowed to attend board meetings?

Yes. Board meetings are open to all residents except during the closed segment portion which is used to discuss confidential homeowner issues. Note that homeowners can address the board with questions/concerns during the open discussion segment at the start of the meeting. Tenants must discuss any open concerns directly with their homeowner. 


Do I need permission to make modifications to the exterior of my home?

Yes. All exterior modifications require review by the architectural review committee. Homeowers are required to complete the arc request found here.


Is there a Community Speed Limit?

For the safety of all residents, especially the children of Caldwell Station we ask that you do not exceed 25mph speeds throughout the community.

Who do I inform when there is a Street Light Outage?

You can report an outage using the online form from Duke Energy located here.


When is my trash & recycling pick up day?

Cornelius
Trash - Weekly on Tuesdays.
Recycling - Every other Tuesday.
Yard waste / Leaf Collection - Weekly.

Huntersville
Trash - Weekly on Mondays.
Recycling - Every other Monday.

Can I paint my front door?

Front doors can be painted but since they are considered exterior modifications they require review from the architectural committee. Visit the arch request page for a list of approved door colors.

Is street parking allowed?

Yes. Parking on the streets is legal as long as all town parking ordinances are followed. If you have a complaint of any vehicle parked illegally please contact the police.



Pet Management
  • Pet waste stations are located throughout the entire community available for your convenience and are checked weekly. 
  • Please curb your dog.
  • All dogs must be on a leash when walked.  







Does Caldwell Station have a Community Facebook Page?


Yes and there is only one page for our community. It was designed for neighbors to meet and share useful information in a respectful manner.  Access to the site is limited to residents of the community. 
For the most current and accurate information it is best to rely on the information found on this website. If you have questions or concerns regarding HOA issues it is recommended to go directly to our property manager Nicole Grandeli as facebook is not monitored by CSI or the board.
